The Township of Georgian Bay is happy to help you with your latest project. Our Building Department issues permits for:

  • New construction, repairs and renovations
  • Demolition
  • Change of use
  • Septic and sewer systems

Before applying for a building permit, please contact the Planning Department to make sure your project meets applicable zoning requirements. Building permits start with planning review and can often take longer if planning isn't consulted first.

When do I need a building permit?

Building without a permit can result in costly fines. Please view our Building Guide to see if your project requires a building permit. If you're still unsure whether or not your structure requires a permit, contact our Building Department.

Applications & Forms

Depending on the project, five different permit applications are available online and at the municipal office:

  1. Building Permit Application 
  2. Septic Permit Application
  3. Demolition Permit Application
  4. Water and Sewer Connection Permit Application
  5. Revision to Permit Form
 Docks, boathouses and ports
You may need other approvals before submitting your permit application to us for in-water or shoreline work. This includes approvals from the Ministry of Natural Resources and Forestry, Trent-Severn Waterway and the Department of Fisheries and Oceans.
 Pipes and utility lines
Use the Ontario One Call online locate form to locate underground infrastructure before you dig or call 1-800-400-2255.
 Electrical work
All electrical installation, repair and replacement work requires a permit from the Electrical Safety Authority (ESA). Visit their website or call 1-877-ESA-SAFE for ESA application requirements.
 What to submit with your application
 Depending on the type of application and the scope of your project, complete applications include: 
  • Completed permit application form (2 copies)
  • Site plan/survey (two copies)
  • Construction drawings (two copies)
  • Details of engineering and mechanical systems (if applicable)
  • Other applicable permits (e.g. for shorelines structures, water and sewer, electrical)
  • Signed authorization form if an agent is applying on the owner's behalf
  • Minimum permit fee

Fees

The cost of a building permit depends on the type and size of the project. View our building fees in Schedule K of the Fees and Charges By-law. Development charges may also apply.

Responsibility & Maintenance Fees

As the owner of the home, you are entirely and solely responsible for the building permits required for your project. While you can authorize your contractor/agent with applying for the permits and to construct the building, you are still responsible for them.

If your permit is outstanding after 3 years, you are subject to be charge a maintenance fee.  For the current cost of the maintenance fee please refer to the Township’s Fees and Charges By-law.

This is not a renewal fee, if your building permit does not meet the requirements of the Ontario Building Code regarding commencement or continuation of construction the Chief Building Official may cancel it.
